Off-site construction for ISTCs

The Department of Health’s ISTC initiative is designed to shorten waiting lists for diagnostic imaging and certain elective surgery procedures, e.g. cataract removal, hip replacements, knee replacements etc.

This is done by out-sourcing these activities to the private sectors (ISTCs) on 5-year contracts at a fixed price per procedure. Where existing NHS estate facilities are not available – and this is in the majority of cases – new facilities need to be provided by the private operator (ISTC) as part of their package. ModuleCo’s experience in providing fast track, facilities using off-site construction is often the answer.

The building can be produced in the factory with the foundations and lead-in services being carried out simultaneously. This will shorten the construction period by at least 50%. This reduction in time will enable the operator to commence procedures far earlier than with a traditional build. This means less financing costs and an income stream that starts earlier.

These facilities can be clad in a variety of materials whilst the internal finishes and fittings are precisely the same as might be found in a traditionally built facility. The result is a building that looks, feels and operates exactly like a traditionally built facility.
When using off-site construction, the facility is constructed in half the time with less site disruption, less quality problems and less health and safety issues.
