Working with major contractors

Whether it be a Procure21 contract or a large PFI hospital building scheme, we have established a project reference list that demonstrates our experience of working on NHS Development projects with major contractors to deliver top quality healthcare buildings using sustainable off-site manufacturing techniques.

Working with companies such as Laing O’Rourke, Costain and Norwest Holst to deliver complex hospital buildings as part of NHS development projects, we can add value from the initial design stage through to project delivery.

Our in house design team, led by one of the UK’s leading architects specialising in modular construction, can develop a scheme from outline concept into a fully workable, practical off-site solution. We aim to fit out almost the entire building in the factory by matching module sizes to room requirements and standardising repeatable areas.

Using wide-span Pre-Assembled Units (PAU’s) that are completely fitted out within a controlled factory environment, we give the major contractor an opportunity to reduce their risk of a new build project dramatically. Our experience has consistently shown that the more work that can be done in the factory, the greater the programme and budget certainty.

Another key advantage to the main contractor is the increased time off-site construction gives for the completion of the enabling works. This allows more time to tender the enabling works package and obtain the best value for money solution whilst in parallel the facility is being fabricated in the factory.

Major contractors are under more and more pressure to provide environmentally friendly, sustainable construction, particularly on NHS Development Projects. Working with ModuleCo and using modular construction will provide the client with a sustainable building because of the ease of internal adaptation and future relocation.
